CHECK LIST & WORK FLOW TO PROCESS AND SECURE/TRANSFER OF TITLE (TCT/CCT) TO OTHER PARTY




  1. DOCUMENT TO BE GATHERED:
    1. Transfer Certificate of Title(TCT) / Condominium Cert. of Title (CCT)
    2. Deed of Sale (DOAS)
    3. Certification of Management (if applicable)
    4. Filled-up T.I.N Application (BIR form 1904/1902)
    5. Official Receipt of Sale (OR)
    6. Contract to Sale (CTS)
    7. Tax Declaration (photocopy)
    8. Creditable Withholding Tax –CWT (if under abatement)
    9. Board’s Resolution/Sec’s Certificate (if applicable)
    10. Article of Incorporation (if applicable)
  2. AGENT SHALL PROCESS SAID DOCUMENTS TO THE FF: GOV’T OFFICES FOR ISSUANCE OF NEW TITLE UNDER BUYER’S NAME OR TO OTHER PARTY:
    1. MUNICIPAL / CITY HALL
      1. Assessor’s Office
        1. Get certified true copy of Tax Declaration
        2. Secure Certificate of No-Improvement (if applicable)
      2. Treasurer’s Office
        1. Get Assessment of Real Property
        2. Payment of Real Property Tax
        3. Secure Tax Clearance
        4. Payment of Transfer Taxes
        5. Payment of Business Tax (if applicable)
    2. REGISTRY OF DEEDS
      1. Secure Certified True Copy of Title
    3. BUREAU OF INTERNAL REVENUE (BIR)
      1. For assessment of Creditable Withholding Tax (form 1606) and Documentary Stamp Taxes (form 2000): Then present the following:
        1. Duly accomplished BIR form 1606 & 2000
        2. TCT/CCT
        3. Certificate of management (if applicable)
        4. Duly accomplished T.I.N
        5. Deed of Absolute Sale (DOAS)
        6. Official Receipt of Sale
        7. Certified true copy of Tax Declaration
        8. Real Property Tax Receipts
        9. Tax Clearance
        10. Certificate of No Improvement (if applicable)
        11. Transfer Tax
        12. Business Tax (if applicable)
      2. Payment of assessed Creditable withholding Tax(CWT) and Doc Stamp Tax (DST) to the accredited Banks of the BIR
      3. Upon payment submit all the documents mentioned under paragraph A hereof together with the proof of payment of taxes/receipts
      4. Issuance of Certificate Authorizing Registration (CAR)
    4. REGISTRY OF DEEDS- for issuance of new Title under buyer’s name
      1. Payment of Registration Fees
      2. Submit all documents issued by the BIR and proof of Transfer tax payment.
      3. Issuance of NEW TITLE
    5. MUNICIPAL/CITY ASSESSOR’S OFFICE-for issuance of new Tax Declaration under buyer’s name:
      1. Submit photocopy of all documents submitted in the BIR and the new TCT/CCT
      2. Issuance of new Tax Declaration under buyer’s name.
  3. PAYMENT AND EXPENSES
    1. Owner/Buyer will pay all expenses incurred during the processing:
      1. Payment for Affidavit of Lost (if any), Notary, Xerox copies, certified true copy fees, transportation allowance of the agent, and any minor expenses related to the documents being processed.
      2. Agent/Processor’s service Fee
              Per Title without delinquent - Php 10,000
              Per Title with several dilemma - Php 15,000
